			<content:encoded><![CDATA[<p>How often does agricultural land fall victim to the ever-spreading labyrinth of roads? Rather than approve of this advance into our farming land, we can start recovering the more traditional and ecological way of life with urban agriculture.</p>
<p>Whereas urban agriculture in Toronto is nearly invisible, mostly limited to growing in backyards, rooftop containers, community gardens, or farms at the peripheral areas of the city it still has the potential to be developed to the point at which it’s able to supply a large amount of the city’s demands for certain kind of groceries, such as fresh vegetables and herbs.</p>
<p>Although urban gardening is becoming ever more popular, there are still problems to overcome, especially when you are living in <a href="http://juliekinnear.com/toronto-mls-listings/condos-lofts" target="_blank">Toronto condominiums</a>. That is all starting to change though, with initiatives and organizations trying to work through the obstructions and make urban agriculture easier to access.</p>
<p>Moving forward and finding that Urban Agriculture is the way to go, the Toronto Board of Health formed a sub-committee called Toronto Food Policy Council, in 1991. It intends to create policies and programs promoting food security in partnership with differing business and community groups.</p>
<p>Looking at organizations who are aligned with this council, we notice that one of the best known ones is Foodshare. According to its principal philosophy, its main aim is to “take a multifaceted, innovative and long-term approach to hunger and food issues”.</p>
<p>Foodshare in not the only group who are endorsing this campaign, another scheme called The Stop Community Food Centre is giving its voice to change. This project has two centres, one generally dealing with the education of sustainable food, the other more the practicalities with community projects, a drop-in centre, food banks and other community connected support.<br />

<p>An enterprise targeted at young people established by young people is the Young Urban Farmers. It aims to support people to grow their own food, providing practical as well as physical support to individuals who ask.</p>

<p><strong>Have new prescription lenses &#8211; What can you do with your outdated pair? </strong></p>
<p>Maybe  your old prescription lenses are not what you want anymore, but they  can help millions of people with eyesight problems. Only 13% of visual  impaired people live in developed countries, which means a large number  live in countries that don&#8217;t have easy access to the correct assistance.  By giving away unwanted prescription lenses you can give the gift of  sight to someone else. While donating glasses is not going to make a big  difference to pollution, it certainly makes you feel good to know you  are helping.</p>
<p><strong>Don&#8217;t let the rain go to waste &#8211; use it </strong></p>
<p>It  is probably not the best idea to drink rain water, but it can be  fantastic for watering your plants or washing driveway. Have a look  around the shops to see a large range of barrels on offer, or be more  environmentally friendly and make your own.</p>
<p><strong>Drying your clothes the natural way &#8211; outside </strong></p>
<p>This  technology was used by our mothers and grandmothers and you will never  guess, it still works! By drying your washing outside you save money on  your electric bills as well as helping the environment. Forget about  what the neighbours think, they probably have the same concerns as you.  Being enviornmentally friendly is in – do not feel ashamed, feel pleased  instead!</p>
<p><strong>Have a bath less often, shower more frequently </strong></p>
<p>Heating  water uses a lot of energy, costs a lot of money, and too much bathing  or longer showering can cause health problems, too! You can drink the  water from your taps without problems but with the high concentration of  chlorine in it, the fumes it gives off when you heat it can have a  significant impact on your health. In addition install a low-flow shower  head that lets out only half as much water than a normal one.</p>
<p><strong>Get to work in the same transport as a work mate </strong></p>
<p>Car  sharing is not a new topic and it is supported by authorities, but many  individuals still don&#8217;t do it through lack of incentive or knowledge.  Unfortunately, as a <a href="http://juliekinnear.com/toronto-condos/guide" target="_blank">Toronto condos</a> professional I need to drive a lot. A normal car commuter drives  approximately 20 kilometres a day. By teaming up with a colleague you  could save approximately 170 litres of fuel a year which is a lot of  money and it protects the environment by reducing <a href="http://en.wikipedia.org/wiki/Carbon_dioxide">carbon dioxide</a> by  around 400kg over the same period. Some firm&#8217;s have a car sharing scheme  already running which is worth checking into, if not try and set one up  yourself; ask friends to see who would be interested in saving money.</p>

<p>say change is good, fortunately for many The Sanctuary made a big  change; from organizing where people live to lives. In 2006 volunteers started  aiding the poor after years of owning a business concern called Artful  Organizers, where she was a personal organizer.</p>
<p>As a Christian  charity, it seeks to support those members of the community who would  otherwise be ignored. All ethnic groups regardless of faith are welcome,  the Sanctuary will try to help as many people as they can. The charity  has people from all walks of life, both male and female and a diverse  age group, nobody is excluded. The assistance they supply, helps the  thousands of people who pass through their doors every year.</p>
<p>The  street outreach team does an exceptional job, going out to individuals  on their own turf, offering and supplying support such as meals and  Children&#8217;s Aid. The support does not stop there, the Sanctuary also  provides health clinics, support for those who are abusing drugs and  rehab for the mind and body. Finding a job is another difficulty faced  by the people the mission help, so employment training is provided  giving life skills to those who maybe had few.</p>
<p>Every year, The  Sanctuary has a big Christmas banquet with candles and in the galley  with massive windows. The Sanctuary have had a church make a gift of  some Christmas gift bags and they do have talent shows and they do a  play ï¿½ the Screaming Monkeys. Other events are organised throughout  the year, with September seeing a music concert in the park with a corn  roast, a 5k walk for poverty in the warmer months and a spring play. It  is without a doubt important that individuals know that when they donate  money, they can participate. The rich and the poor, the organisation  want to could the differences. Those that feel that they have no pride  left are helped to see that their life is worth fighting for, thereby  giving them back their dignity. Making a difference is more than just  supplying dollars but also about getting new friends.</p>
<p>The mission  is not a substitute for social services but an added service set up to  help. Thomson also goes on to say that those people who had lived on the  streets now have a roof over their heads. They would not be able to do  this without someone to help them look for a home and help them obtain  furniture.</p>
<p>The tragedy of a young female, born and growing up in  Toronto is one of the Sanctuary&#8217;s success stories and gives you an idea  of the help provided. Not too soon after this woman was born, she was  placed into foster care. Her aunt set her cot on fire. Poor hygiene led  to her grandmother spotting her covered in cockroaches. One of the worst  heinous acts she was put through was that of being sexually abused.  Over the years she went through the homes of many foster carers, no  relationship seemed to last long and she was an addict. Lots of people  helped her and she has now been a regular at Sanctuary for four years.</p>

			<content:encoded><![CDATA[<p>When individuals talk about developments that affect the world we live  in, two words are commonly used &#8211; green and environmental.  Sustainability and renewable capabilities became parts of official  policies and corporate marketing. What are some of the most important  events, which made green lifestyle a hot topic for politicians,  businessmen, scientists, and most of the western world citizens?</p>
<p><strong>Compact Fluorescent Light bulbs</strong></p>
<p>Incandescent  lamps are an item of the past in most cases and are incredibly energy  inefficient compared to the new compact fluorescent light bulbs. These  light bulbs utilize a lot less power and are longer lasting in contrast  to the incandescent bulbs they supersede. Whilst there are many positive  points to these bulbs, it is worth remembering that they contain  mercury like any other fluorescent light bulb, so disposal is  complicated.</p>
<p>But saying that, they are more environmentally and  pocket friendly, as they last so much longer; even though the price is a  little bit higher, you do not need as many.</p>
<p><strong>Extreme Weather</strong></p>
<p>Extreme  weather can include such things as unusually powerful storms; heat  waves or droughts that are longer or hotter than usual, for example,  they are the events that see the the extreme side of nature. A lot of us  will remember the earthquakes across Haiti, hurricane Katrina, the  boxing day Tsunami and the Indian ocean Tsunami; all these events plus  many others have happened over the last decade and all over the world.  There is arguments amongst climatologists whether the human race is  having a detrimental effect on our planet, though it has been agreed  that events like this are only the start and there is more to come.</p>
<p><strong>Renewable Energy</strong></p>
<p><a href="http://www.squidoo.com/best-solar-power-gadgets">Renewable  energy</a> is a classification of energy that is produced from natural  resources &#8211; sunlight, wind, rain, tides and geothermal heat, which are  naturally replenished.</p>
<p>Advancements in the use of these supplies  has grown over the last decade and is the way forward for sustainable  development of the future. Most of the resources we use for generating  electricity aren&#8217;t going to be there in the future. To cut emissions and  come up with long term answers to the supply, renewable energy is an  important part of our future.</p>
<p><strong>Mexican Gulf Oil Disaster</strong></p>
<p>The  oil spill in the Mexican Gulf was one of the most recent incidents to  hit the world headlines. A big explosion and subsequent fire hit the  Deepwater Horizon mobile offshore drilling unit on the 20th April 2010,  the unit is in the region of 40 miles off the Louisiana coastline.  Indications that the oil spill was relatively minor were the first  reports seen, but later those reports were amended to show that the  spill was of gigantic proportions. The reported amount of oil lost per  day was quadrupled by the end of May, from 5,000 to up to 19,000; the  size of the problem was growing.</p>
<p>Presently oil spills and other  oil related catastrophes are coming more and more often. Recent events  raised questions again &#8211; are we even capable of underwater oil drilling  without threatening the environment extensively?</p>

<p><em>Is it feasible to rent out the unfinished  basement ? Will I be in violation of any rules if our family do decide  to go ahead and rent it out?</em></p>
<p>You would need to check out the  law in detail as there are many that govern the retrofit status of  basements in Toronto. That is based usually on the fire codes suggested  by the fire department to ensure the safety of basement tenants. An  unfinished basement space would not qualify for retrofit status. It  seems there are quite a few of basements sublet out in Toronto that also  do not conform to the by-laws. I am unaware who reinforces the rules. A  final thing to remember is your home insurance, renting an unfinished  basement could mean that you may not be covered in the event of an  issue.</p>
<p><em>I recently bought an apartment but am not quite  satisfied with my decision. How long should I wait to sell? I have  checked with my mortgage lender and it&#8217;s not something that can&#8217;t be  dealt with. </em></p>
<p>It&#8217;s not often a great financial decision to  sell your condo soon after buying it.In the first place the best advice  is not to sell your condo too soon after you paid for it. We appreciate  that you are not happy with your new apartment, but it really isn&#8217;t a  great idea to <a href="http://hubpages.com/hub/What-does-MLS-stand-for">sell it</a> so soon after purchasing it. Generally, you should  forget about selling for at least 3yrs in order to produce some equity  If you would like to buy a property as well as sell the one you are in  now, the same agent can act on your behalf for both transactions.  Sometimes some of us buy directly from a developer so never had an  agent, it doesn&#8217;t mean you have to sell via the developer, you can hire  your own realtor.</p>
<p><em>What are the rights of current residents if they sign a petition and get a legal adviser to take on their case?</em></p>
<p>As  an apartment resident (I&#8217;m deducing you&#8217;re an owner and not a tenant)  then you do have the right to petition for the removal of current  management if they aren&#8217;t living up to their contract. Each condo  corporation will have a board of directors, you will need to contact  them first. At this level you may not need to employ a legal adviser as  the condo corporation have the right to cancel the management company&#8217;s  contract. The condo management will have a contract with the condo  corporation and this could be cancelled if they do not live up to their  contractual liabilities. This is not legal advice, for that you will  need to have the services of a legal adviser who practices in this type  of law.</p>

<p>Depending  on the terms of the sale whether changes can be dealt with. Unless  there is a cooling off period, with such as new condos and you have  signed the no conditions offer, then there is no burden for the seller  to agree to any changes. The law is on the side of the seller if your  offer hasn&#8217;t been accepted with provisions to modify. Eventually both of  your lawyers may have to become involved. Any cash you have paid, such  as deposits and legal costs could be lost if you can&#8217;t come to an  agreement.</p>
<p><em>Is there likely to be a big difference in price for  a house with an unfinished basement compared to a finished one at Bloor  West Village? </em></p>
<p>Great question &#8211; that is of course determined  on a lot of different scenarios. A finished basement can ooze quality,  with its own bathroom, kitchen, entrance and finished to a very high  standard down to a room that is cold, maybe damp and dark that may only  be used as a storage area. Having a finished basement, even if not  brilliant is a definite benefit, especially if appealing to a family  with children, as that is where the toys get put, or family stay.  Without seeing the basement there is no definitive answer as the  quality, size and finish of the area can vary greatly.</p>
<p><em>What is the difference between owned parking, exclusive parking and rental parking? </em></p>
<p>Owned  parking is merely what it says, you have bought a parking space either  with the property or condo or independently of your real estate  purchase. It&#8217;s yours to get rid of as you want. When you purchase and  sometimes rent a condo, there is generally parking reserved for your use  only while you own or rent it and is defined as exclusive parking If  your condo doesn&#8217;t have either of these options then you may be able to  rent parking which is often arranged through the property manager;  rental parking is not just for people living in condos as house owners  may want to rent extra parking space as well, which could be done  through a realtor or maybe an advertisement in the local paper. Older <a href="http://juliekinnear.com/toronto-mls-listings/condos-lofts" target="_blank">Toronto condos</a> are famous because of potential troubles with parking space</p>

<p><strong>• Can I remove the tenants that came with the property I paid for, and get my own tenants in there? </strong></p>
<p>The contracted notice to relinquish the tenanted area must be given to your tenants under the <a href="http://www.ontariotenants.ca/research/tenant-protection-act.phtml">Tenants Protection Act</a>, so the answer is &#8216;no&#8217;, you can&#8217;t just evict them. If they do not wish to go, they do not have to, though a homeowner facing this problem should definitely seek legal advice. If you have given the correct period of notice and your immediate family is going to occupy the rooms, then the tenants have no option but to leave.</p>
<p><strong>• Am I allowed to hire out my completed basement? </strong></p>
<p>That is contingent on certain rules! Every rented space, before it is advertised, must abide with a variety of building regulations, so check your basement complies with the Ontario Building Code, local Zoning By-laws, the Ontario Fire Code to name a few. That will give you the real scoop on what improvements may need to be finished (such as putting in another exit) to bring your finished basement into compliance as a secondary unit.</p>
<p><strong>• Do you know what is the distinction between occupancy date and registration date? </strong></p>
<p>With newly built condos, there is an occupancy date at which time you will be charged occupancy fees, whether you have moved into the unit yet or not. It is the time at which the flat is judged to be completed, though all your finishes may not yet be complete. When the whole building is fully registered and has closed, the unit is legally completely yours to live in or dispose of as you please.</p>
<p><strong>• Please explain what is a reserve fund? </strong></p>
<p>Each condo building, by law has to set aside a lump sum on cash to be spent on common areas of the building when they require repairing or replacing. You may notice that you pay a monthly maintenance levy this fee from all the unit owners builds and is called the reserve fund, this is a requirement by law.</p>
<p><strong>• When a thing breaks inside my flat, can I ask the condo corporation to repair it for me? </strong></p>
<p>The condo and everything inside of it belongs to you once you have paid for it. Any repairs within the unit are your affair. The monthly maintenance charge you pay however, covers repairs outside your unit and maintenance of the common areas.</p>
